As an emerging investment fund at the intersection of healthcare and real estate, we offer a unique opportunity for students to gain hands-on experience across a diverse range of high-impact areas.


You will tackle challenging assignments like structuring deals and building financial models to raise expansion capital for developing specialized homes for overlooked groups. Deliverables will directly enable fundraising, investor outreach, and closing partnerships to uplift marginalized communities.


Potential focused project areas based on current strategic priorities include:

  1. Crafting compelling pitch decks to rapidly communicate our ambitious vision.
  2. Modeling capitalization tables and projected returns for our $24.5M raise
  3. Analyzing target development markets in Florida and building revenue models for our Intensive Behavioral homes integrating real estate and care revenues.
  4. Help to source talent to run our 16 homes in Florida, part of the operations
  5. Using business development skills to forge partnerships, assess opportunities, and facilitate deal flow.


Through rigorous analysis to hands-on creation, you will develop career-accelerating skills while driving tangible progress on our inspiring mission of funding positive impact through strategic capital deployment.

Deliverables

Here are some key activities students would undertake to achieve success on projects with our fund:

  • Crafting investor-facing pitch decks and presentations
  • Financial modeling and analysis (revenue projections, development pro formas, returns modeling)
  • Researching market opportunities and building market entry strategies
  • Calling/emailing potential investors and partners (asset managers, RIAs, bankers)
  • Assisting with due diligence by assessing potential deals and developments
  • Creating informational and marketing materials for investor relations
  • Supporting capital raise execution (building investor packages, updating cap table)
  • Helping source, qualify and engage senior housing operations talent
  • Providing analytical and strategic support directly to General Partners
  • Gaining exposure to impact investment philosophy and deal structuring


Mentorship

Students can expect support in building:


  • Real estate development skills and expertise across property market evaluation, financial analysis, partnership cultivation and complex transaction management
  • Financial and strategic modeling abilities including crafting detailed projections, analysis of capital uses and sources, structuring investment fund financial vehicles and risk quantification
  • Mastery in compelling communication materials from persuasive presentations to effective relationship management with external stakeholders including potential investors, partners and community groups
  • Understanding in deploying capital considering both attractive returns and enrichment of marginalized groups historically denied access, while considering appropriate guardrails
  • Proficiency in conducting multifaceted market research, distilling insights across healthcare gaps, public policy, specialty housing demand drivers; evaluating approaches balancing sustainability factors
  • Methodologies for fund raising across seeking both anchor funding sources and broadening investor coalitions based on aligned values more than simple profit motivations
